Villa owners in the Sustainable District pay zero annual service fees. The city's own revenues carry its upkeep, a model proven across the developer's existing cities.
How much can I save on utilities?
Solar generation is designed to cover up to 100 percent of the city's own electricity demand, and full water recycling supplies irrigation across the community.
Is financing available?
Yes. Shari'ah-compliant home financing is available through the developer's partnership with Bank Nizwa. The sales team can walk you through current terms.
What are the payment plans?

What can I buy?

Yiti is an Integrated Tourism Complex, the framework that allows non-Omani buyers to own freehold property. The team can confirm the specifics for your nationality.
How sustainable is the city, really?
The city targets net zero emissions by 2040, with 100 percent renewable energy, 100 percent water recycling, full waste diversion from landfill, up to 80 percent food self-sufficiency, and a 78 percent lower per-capita emissions footprint than conventional housing.
What amenities are inside the city?
A school and nursery, mosque and prayer rooms, clinics and a wellness centre, an Autism Center, two hotels, an indoor sports complex with gyms, pools and playgrounds, an equestrian club, and jogging, cycling and e-buggy tracks, all on car-free streets.
Who is behind the project?
The Sustainable City, Yiti is developed by Diamond Developers under SEE Holding together with OMRAN Group, delivered by their joint venture vehicle SDIC as phase one of the Yiti Integrated Tourism Development Masterplan.
Where is the sales centre?
The TSCY Experience Centre is on Al Bahri Road at the Mina Al Sultan Qaboos waterfront in Muttrah, Muscat. Open Saturday to Thursday, 10am to 7pm. The city itself is at Yiti, around 30 km from central Muscat.
